Lifestyle property market in 60 seconds

Market sitting in neutral but with headwinds

Sales activity and prices have been tracking sideways in most regions. The conflict in the Middle East and resulting oil shock has introduced some hesitation into the market in the short-term. The medium-term impact will remain uncertain until the outcome of the conflict is understood.

Confidence in the rural sector

Strong returns across several primary sectors continue to support confidence in provincial property markets, helping underpin activity in lifestyle and rural-residential property.

Interest rates remain the key watchpoint

Interest rates continue to be key lever impacting the wider residential market. Interest rates have reduced from their peaks, but have recently risen in response to inflationary pressures from the conflict in the Middle East. They still remain constrained compared to their prior peak and the market has so far absorbed the increases without significant issues.

Quality properties attracting buyers

Well-presented and realistically priced lifestyle properties continue to generate the strongest enquiry, particularly where accessibility, presentation and practical functionality are evident.

Lifestyle appeal and international interest remain supportive

Lifestyle living continues to attract buyers seeking space, flexibility and connectivity, while recent changes to Active Investor Plus settings are generating additional international interest in premium lifestyle and waterfront property markets, particularly at the upper end of the market. However, sensitive land rules are continuing to limit the pool of properties overseas buyers can realistically pursue.

Political uncertainty yet to materially impact the market

Election cycles often generate anecdotes around buyer caution. History shows mixed evidence, with buyer caution most evident when political campaigning has been focused on housing affordability. At this stage it appears the Election will be more focused on other issues, which would likely mean the market continues without concern.
