Improved beef and lamb schedules, combined with stronger export returns, are continuing to support confidence across the pastoral sector and underpin demand for quality breeding, finishing and mixed farming properties.

Dairy support and livestock demand underpinning store markets

Strong dairy cashflows and elevated livestock demand are supporting exceptionally firm store cattle pricing, reinforcing buyer focus on productive pasture, reliable water and efficient finishing country.

Cropping margins creating more selective buyer behaviour

Higher fertiliser, freight and operating costs are continuing to pressure parts of the arable and mixed farming sector, resulting in more selective demand for cropping properties and increased focus on irrigation security, flexibility and operational efficiency.

Forestry policy changes reshaping land-use competition

Recent changes to forestry and ETS settings over the last 12 months have eased some of the speculative farm-to-forest pressure seen in previous years, particularly across harder hill country and marginal pastoral land, helping stabilise confidence in productive farming assets. A cooling in interest from the forestry sector has helped put a floor on prices based on pastoral rather than carbon returns, creating greater opportunity for pastoral farmers to compete realistically for land purchases.

Market liquidity improving through stronger farm profitability

Improving farm profitability and strong livestock returns are supporting renewed confidence across the pastoral sector, with existing farming families, equity partnerships and larger operators becoming more active in the market for quality grazing, finishing and mixed farming properties.
