A large greenfield site for sale in Warkworth is poised to give rise to a major housing project catering to the town’s explosive growth as a North Auckland commuter centre.
The approximately 6.32 hectares of bare freehold land is surrounded by established and emerging housing a few hundred metres from the town centre. Sitting within easy reach of schools, reserves and town amenities, it is being offered for sale with resource consent in place* for subdivision and construction of 116 standalone and duplex homes.
Bayleys Real Estate has been appointed to market the site on Belvedere Place via a mortgagee sale.
Bayleys Land Development Sales Director Wesley Gerber said the land offered developers a unique intensive residential opportunity in one of the region’s fastest growing population centres.
“With zoning supporting medium-density intensification, this bare land is fertile ground to capitalise on soaring local demand for quality housing.
“What makes the opportunity even more exceptional is Warkworth’s status, targeted by city planners as a key northern growth hub. The town’s population is projected to more than triple in coming decades. More than 17,000 new residents will drive an unprecedented upsurge in residential demand with an anticipated need for upward of 8,000 more homes.
“These trends are set to underpin housing demand and development value in this area for decades to come,” Gerber said.
Lot 3, Belvedere Place, Warkworth, Auckland, is being offered to buyers through Gerber and Bayleys colleagues Beterley Pan and Chris Blair. Sale is by way of a mortgagee tender closing on Thursday 30th October (unless the site is sold or withdrawn prior).
Pan said the approved project embodied a quality design framework.
“The scheme includes a mix of standalone and duplex homes designed to modern standards, with comprehensive landscaping, stormwater management, and connectivity to the surrounding neighbourhood,” she said.
Residential - Mixed Housing Urban zoning under Auckland’ unitary plan enables housing intensification. It typically permits development up to three storeys in various sizes and forms, including detached homes, terrace housing and low-rise apartments.
“This provides general support to increasing the capacity and choice of housing within neighbourhoods as well as promoting walkable neighbourhoods, fostering a sense of community and increasing the vitality of centres,” said Pan.
Blair said the property for sale sat within a council-backed growth hub supported by motorway improvements, planned transport upgrades, strong local amenities and ongoing infrastructure investment.
“The new Puhoi-to-Warkworth motorway extension has been a game-changer for improving travel times to and from Auckland city. Planned arterial road upgrades and a future public transport hub with park-and-ride facilities will be a further shot in the arm for transport connectivity.
“Warkworth also offers excellent social infrastructure with schools, retail, community facilities, and recreational amenities already in place. Together, these factors make this a strategic future-focused location which is well positioned for sustained long-term expansion,” Blair said.
