Rosebank industrial headquarters set to deliver for investors

The Avondale industrial headquarters of a top national provider of mail, courier, document and data management services have gone up for sale.

The industrial investment property situated on Honan Place, sits just off arterial Rosebank Road in one of the closest industrial hubs to Auckland’s city centre. The premises are fully leased to G3 Group, trading as Send_Global, generating an annual net rental return of $322,928 plus all outgoings and GST.

The current lease runs through to 2028, with a further six-year right of renewal and built-in two percent rental increases, replaced by market rent reviews every third year.

G3 Group is a private New Zealand-owned company. As its primary operating platform, Send_Global owns brands such as Filecorp, New Zealand Mail, Fastway Post, Pete’s Post and G3 Medical. These provide services spanning document and data management, business mail, courier, logistics, mail house, and mail fulfilment.

The freehold land and buildings at 14-18 Honan Place, Avondale, Auckland, are now being offered for sale through Layne Harwood, Nicky Joyce and Matt Clifford of Bayleys Real Estate.

The site will be sold by deadline private treaty closing on Wednesday 12 March, unless it is sold prior.

The Honan Place property consists of two adjoining buildings with a combined floor area of approximately 2,061 square metres on some 3,143 square metres of freehold land.

Harwood said the land included plenty of room for loading and unloading containers and accessing buildings, along with onsite parking for 31 vehicles.

“This established industrial property encompasses two separate buildings developed in the 1970s. These have been upgraded over the years, most recently in 2020.

“Construction is typical of the era, with good presentation. The original building developed to the frontage features a warehouse with a six-metre stud height, while the building encompasses significantly improved space including upgraded showroom, office and amenities.

“The attached rear building provides a higher seven-metre stud open warehouse with office and amenities over two levels. A low office-to-warehouse ratio presents good flexibility,” said Harwood.

The property has an A-grade Initial Evaluation Procedure seismic rating of 90 percent of new building standard.

Joyce said G3 Group had been in occupation since 2018 and has a head lease across both buildings, with the rear building having been recently subleased.

“If the right-of-renewal option is not exercised in 2028, there’s potential for a new owner to reposition the lease and occupation profile.

“With 62 percent site coverage, the property is considered underdeveloped, with options to add further to the flexibility and productivity of use by extending, repositioning, and/or upgrading the premises,” she said.

Joyce said a multitude of lower-impact industrial activities were provided for under the site’s Business – Light Industry zoning. These span the likes of manufacturing and production, logistics, storage, transport and distribution.

Clifford said permitted uses under this flexible zoning extended from general industrial to commercial services, vehicle dealerships, food and beverage, offices, wholesale, and retail associated with onsite industrial activity.

The Rosebank Peninsula location is very popular for occupiers given its close proximity to Auckland’s CBD.

“Demand has been further enhanced in recent years by the opening of the Southwestern Motorway improving travel to South Auckland and Auckland Airport. Motorway upgrades have also eased access to the Northwest and North Shore.

“This location is also well placed to capitalise on the large-scale development unfolding in the Northwest, including major housing projects and the commercial expansion of the Westgate precinct,” Clifford said.
